Apply for a Rental Property
Before renting a property, you and all tenants must submit a tenancy application. We assess the application based on the information you provide and we complete background, credit and reference checks.

Viewings
Unlike other local property management firms we offer viewings during work hours, outside of work hours and weekends.

Paying Rent
At Arcadia Property, we have a zero-tolerance policy on rental arrears. It is, therefore, crucial you pay your rent on the day it is due. Failure to do so is a breach of your tenancy agreement and could end with an eviction order. Payments must be made by automatic transfer only.

Property Condition Report
We will prepare a property condition report at the start of your tenancy. This can include a checklist, photos, and videos to detail the condition of the property. It is important you check this report as it is used at the end of the tenancy to ensure the property is left in a reasonable condition compared to the beginning of the tenancy.

Maintenance and Repairs
Should you need repairs at the property, please contact the team at Arcadia Property and we will consult the property owner to get it done.

Bond
You must pay a tenancy bond before you can get the keys. All bonds are lodged with Tenancy Services. The bond amount is normally equivalent to four weeks rent. Providing there is no damage to the property at the end of the tenancy agreement, the bond will be returned to you.

Insurance
Your landlord is responsible for insuring the building and any contents they own, i.e. the property’s chattels. This insurance will not cover contents you own. Therefore, it is important you take out your own contents insurance policy when renting a property.

Utilities
You are responsible for utilities like gas, electricity, and internet services when renting a property. Should there not be a fiber connection to your property, it is the tenant’s responsibility to ensure permission has been granted from the landlord and you have contacted your internet provider to get it installed.

Sub-Leasing, Changing Tenants, and Occupancy
Sub-leasing of your rental property is not allowed. In addition, the tenants listed on the tenancy agreement are all jointly liable for all other occupants at the property. You must get approval from us if anyone of the listed tenants where to leave the property prior to the end of the tenancy agreement. Inspections
You should expect an inspection of the property about once every quarter. We will contact you beforehand and will give you at least 48 hours’ notice. We expect the place to be presented in a clean and tidy manner, with the gardens maintained.
